BY USING THE SERVICES, YOU FULLY AGREE TO THE TERMS SET FORTH IN THIS AGREEMENT. IF YOU DO NOT FULLY AGREE WITH ANY TERM OR CONDITION SET FORTH IN THIS AGREEMENT, DO NOT USE THE SERVICES FOR ANY PURPOSE. NOTHING IN THIS SITE IS AN OFFER IN STATES WHERE PROHIBITED BY LAW.
Personal Contact Information and Preliminary Brokerage Agreement
Sell Buy Choice Realty offers many opportunities for visitors to contact a licensed Sell Buy Choice Real Estate Broker including, but not limited to telephone, email and live interactive chat. In addition, the Site contains forms for visitors to voluntarily supply contact information for purposes of obtain additional information about property listings, researching home values, requesting showings, etc. Site visitors agree that supplying such information that they may be contacted by a Sell Buy Choice representative.
By initiating contact with Sell Buy Choice Realty or by supplying personal contact information, visitors understand that this is a preface to entering into a brokerage agreement with Sell Buy Choice Realty. Visitors understand that this agreement is casual and preliminary in nature, and that they have not entered into any form of fiduciary or brokerage relationship solely by reason of the information provided. Visitors understand that no formal brokerage agreement or brokerage contract exists until they have requested assistance in arranging a real estate transaction, the broker has disclosed the nature and extent of any duties and obligations as required by Colorado state laws and the Colorado Real Estate Commission and the appropriate brokerage relationship forms have been signed by both parties. Visitors are under on obligation to work with a Sell Buy Choice Realty broker or any broker referred by Sell Buy Choice Realty, but do agree to the following conditions if entering into any preliminary or formal brokerage agreement with Sell Buy Choice Realty:
• I represent and warrant that I am eighteen (18) years of age or older, and legally competent to make this Agreement.
• I represent and warrant that I am not a party to an exclusive brokerage services agreement with any other real estate broker, agent, or firm. I do not have a contract or agreement with another real estate agent or agency such as a buyer's agency agreement.
• I agree to immediately notify Sell Buy Choice Realty in the event that I enter into an agreement with another real estate broker.
• I do not hold any type of real estate license in the state of Colorado, including, but not limited to, an employing broker license or an associate broker license.
• I understand that Sell Buy Choice Realty has not entered into any form of fiduciary or brokerage relationship with me solely by granting me access to, and use of, the Site materials available on the Sell Buy Choice Realty website.
• By registering, I consent to receive personalized emails from Sell Buy Choice Realty. Our current privacy policy is available at Sell Buy Choice Realty Privacy Policy.
• I agree that I will not attempt to contact the seller of any property that I have identified by using the Sell Buy Choice Realty website, and that I will not attempt to enter onto any such property except through an appointment arranged by Sell Buy Choice Realty or a broker referred by Sell Buy Choice Realty.

The data displayed in this site is assembled from various sources. Sell Buy Choice Realty must limit the degree to which it warrants the accuracy and the results that may be obtained by using the data. Neither Sell Buy Choice Realty, nor any individual providing collections of data records warrants that the data will not contain any errors or inaccuracies. Furthermore, it is understood even when Sell Buy Choice Realty is informed that inaccuracies or mistakes are present it may not immediately make corrections to the database. Password Protection
Depending on what services you elect to use, we may ask you to register and create a user name and password to access your account. You agree that you will keep this information confidential. You are completely responsible for maintaining the confidentiality of your password and for all activities undertaken with your account and password. Third-Party Services

Indemnity
You are personally responsible for your behavior on the site and for all content provided via your account, and agree to indemnify and hold Sell Buy Choice Realty and its affiliates and their officers, directors, employees and agents harmless from and against any loss, damage, liability, cost or expense of any kind (including attorneys' fees) that may be incurred in connection with a third party claim or otherwise, in relation to your use of the Services, your Content, your access to the Site, or your violation of either these Terms or the rights of any third party.
